Joint Venturing

This is a great way to get into real estate for a low cost. Buy into an existing project or find a new one that interests you. Always take enough time to make sure that you are content with a project from start to finish. Let the hype subside and then proceed. It is very important to make sure the deals go smooth as possible and successful as well so the joint venture investors can work on further projects together. A good joint venture agreement is a MUST! All parties must have faith in what they are doing and to carry it out. A good working relationship is a MUST also!

Are you a new investor and do not want to put out over $100k of money? Rather than having all your funds tied up in one project, joint ventures allow you to invest with smaller amounts of capital in a single project so that you can have many projects rolling along at the same time. Once the project has exited and the profits divided up, you get first choice of an upcoming one. You just keep rolling your money over to one deal after another. I have done one of these and have created another opportunity with a current project.

United Team Properties is a division of United Team Capital Ventures Ltd. The company helps investors find properties. The company began in August of 2007. I see too many wannabes out there who fail to take "action" to make it happen. One of things i run across is finding people who want to invest in real estate, but do not even have steady work. Even with no money down deals, you still need some money to work with to get started. There is a system that you learn and follow as time goes on. I have invested in real estate since 1977 mostly with my own home until 2005 where i started buying 2nd and 3rd properties and then formed a corporation to continue making acquisitions.
